VLD Realty seeks superior rates of return by investing
in First Deeds of Trust. We help investors earn
double digit interest! You, the investor, can rest
at days end knowing that your "hard money loan"
is safe, secure, and recorded at the County or
City Recorder's Office. By investing in trust deeds
you become, in essence, "the bank", lending
your money to a borrower that is willing to pay
10% - 14% interest on your money! Why would
a borrower want to pay you an interest rate higher
than that of a traditional bank, you ask? Well,
the typical borrower is usually under time
constraints to develop real estate and
needs a faster, streamlined channel of
funds, which a traditional bank cannot offer. Every loan is for a term of twelve months or

We originate trust deed investments primarily in the state of California on behalf of our

Each loan is presented to our investors in our Specific Offering Package. The investor receives:
- Detailed information about property
- Appraisal from independent appraisal company
- Title Insurance Report
- Full information about borrower
- Agency and Servicing agreement
- Loan Disclosure Statement
Every investor has unique tolerances, likes and dislikes.
