Advanced Property Management Group, LLC is a real estate management company providing advanced property management, financial and accounting, and asset management services for multi-family properties located in the southwestern United States. Specializing in each of these facets, Advanced Property Management Group strives towards excellence, with a foundation built on a close personal interest to our owners and owners' assets.

Advanced Property Management

Typical property management companies only offer your community "full service" or "accounting only", cookie-cutter style management. You have no input pertaining to the services you want or need. They are not likely to be flexible nor open to suggestions from you, the owners. Advanced Property Management Group gives owners the flexibility you need.

Advanced Property Management Group's team of professionals has over 40 years of property management experience, which includes conventional multi-family assets, weekly/flexible stay assets and hotels.

In our years of management experience we have found all communities are unique. Each community requires a strategic plan designed just for them, addressing all of their needs at an affordable cost. Our advanced management professionals create owner benefits through daily supervision and long-term strategic planning. We evaluate market trends to determine how to effectively position a property within its given market. We assess the overall property operations and develop a custom marketing, leasing and management strategy to maximize its potential value.

Advanced Fee Structure

Single Family Fees

Below are just some of the Advanced services and fees we deliver for your single family properties:

  • once a tenant is in the property, a standard monthly fee on rents is charged:
    • $85 fixed amount - for rent collected under $1,499 per month
    • 10% from gross rent - for rent collected over $1,500 per month

  • no upfront fees are charged for advertising your property. Once a tenant is secured, we charge only 70% from 1st month's rent

  • no renewal fees charged

  • no management fees are charged when the property is vacant

  • no markup is applied to maintenance and/or repairs contracted on behalf of the owner

  • in compliance with California law, owner funds and tenant security deposits are held in separate trust accounts

  • a monthly statement is provided along with the owner's rent proceeds check and copies of any expenses incurred

Multi-Family Fees

Traditional management companies use a standard fee structure, which is solely driven on gross revenue performance; there is no consideration to Net Income. Advanced Property Management Group understands that the focus and goals of your assets are to ensure they are highly profitable, while maximizing your assets to the highest standards.

With this in mind, we take a different approach to management fees. Our approach is Advanced. We offer a tiered flat rate per month with a quarterly performance bonus, when budgeted Net Income is achieved. This rate reflects a significant savings when compared to fees that would be charged by other management companies. The bottom line, Advanced Property Management Group helps you maximize your assets potential profits.
